Acquisition Criteria

Bluepeak is seeking to acquire properties pursuant to the following investment criteria. We value and compensate brokers.


Solid locations in west coast, primary markets with recovering or stabilized real estate fundamentals (e.g. rental rates, occupancy levels, economic base, demographics, etc.)

Transaction Size:

Up to $15 million

Property Types:

Medical office, flex/industrial, retail (anchored) and multi-family properties


Class B+ and above, acceptable value-add qualities (e.g. deferred maintenance)


Current occupancy of 75% or higher, with a balanced lease rollover schedule

Tenant Base:

Good credit preferred


All cash or assumable mortgage debt

Broker Cooperation:

We work with and compensate brokers that bring us quality acquisition opportunities
