Our asset management services allows corporate, public and private real estate owners to rely on the experience and skills of seasoned asset managers, who have advanced training and education, to navigate today's tough economic environment. Under a challenging economic climate, some good real estate assets under perform because the asset management strategy has not been modified to meet market conditions (e.g. distressed property, receiverships, or real estate owned, REO).

Strategic asset management requires effective oversight of property management, and leadership of marketing and leasing efforts to deliver strong, consistent performance for the life of the real estate investment. We actively manage investments in real estate in order to preserve monthly income, safeguard equity, increase asset value, and minimize risk for the benefit of our clients.

Asset Management Services:

  • Investment Opportunities - we seek, identify and offer solid real estate investment opportunities that have strong current property economics; locations with steady growth demographics and a diverse economic base; and future income and appreciation growth potential. We also seek and target value-add investment opportunities that have favorable real estate fundamentals with solid growth potential.

  • Asset Business Plan - for new and existing real estate investments, an annual strategic real estate business plan is developed by the asset manager with input from the current property manager and local leasing brokers. This includes review of the relevant local and regional economic and demographic factors; identification of the current and potential property economics and value; assessment of the local competition; recommendation of a property specific leasing program to re-position and market the asset; and assessment of future income and appreciation growth potential. Also reviewed are property taxes, existing property's debt and insurance to see if they are within market guidelines or if a tax appeal, refinancing or new insurance is warranted.

  • Plan Implementation and Monitoring - the asset manager implements the asset business plan by hiring an experienced brokerage team to execute the leasing strategy; by selecting the right property management staff to execute the management and tenant retention program; and by carefully monitoring occupancy, revenues, expenses and monthly cash flow performance against the asset business plan; and making any adjustments necessary.

  • Quarterly Asset Reports - as part of the oversight of the property, and management of the investment strategy, marketing and operating performance against the asset business plan, the asset manager prepares quarterly snapshots on the overall performance results and any corrective actions taken.

  • Annual Value Assessments - as part of annual asset business plan or as an investor requested service during the year, the asset manager reviews the property's current estimated market value, the future income and appreciation growth potential, and makes a sell or hold recommendation (reviewed by the Bluepeak investment committee) to property ownership.

  • Asset Disposition - when a property disposition is approved or requested by property ownership, the asset manager will work with the experienced and connected investment brokers to widely market the real estate asset to public and private investors to achieve the best sales price possible within a pool of qualified buyers, and will handle the sale from the creation of the offering memorandum to the close of escrow.
