Audited tenant leases and electrical infrastructure, metering and distribution for each tenant. Identified close to $100K per year in excess electrical usage that was recoverable per the leases. Billed and collected excess electricity usage, and reduced building electrical expense so property could be sold.

  • Orange, CA - 213,000 SF building - Recommended and completed full building lighting retrofit of lighting fixture bulbs and ballasts that secured a SCE rebate and a payback of projects costs against energy savings of less than 3 years.

  • Santa Ana, CA - 251,000 SF, 2 buildings - Increased parking revenues at two buildings by auditing tenant leases and reviewing parking operations for two parking garages. Increased revenues by $280,000 per year. Increased occupancy over 7% by working effectively with leasing team.

  • Irvine, CA - 917,000 SF, 4 buildings - Provided acquisition due diligence services for clients to successfully purchase four building office project.

  • Los Angeles, CA - 452,000 SF building - Managed and completed two full floor tenant improvement projects for the City of Los Angeles, working with various city representatives, city agencies, contractors and vendors. The value of the improvements were over $8M and over 120,000 SF.

  • Los Angeles, CA - 286,000 SF, 5 building project - During escrow, it was discovered that one side of one building out of 5 had significant water penetration and mold growth. Worked with old and new ownership, tenants, consultants, contractors and vendors on interior mold abatement and exterior wall waterproofing project. Successfully completed project, minimizing the disruption to the tenants occupying the affected spaces.

  • Alameda, CA - 62,000 SF building - National electronics retailer defaulted on multi-year lease. Negotiated with defaulted tenant to successfully recover over 40% of remaining lease obligation. A normal recovery is about 10-15% of remaining lease obligation.

  • Irvine, CA - 289,000 SF building - Successfully and creatively negotiated away over $150K of pending subcontractor mechanic's liens due to general contractor bankruptcy and resolved all claims for $3,000.

  • Office, Retail and Medical Office Leases - Successfully negotiated and completed 47 leases in 15 months: over 435,000 SF and over $52 million in base rents.
